A third of foreign investment in the Montenegrin economy goes to real estate

For the period January-November 2022, companies and investors invested 764 million euros in Montenegro, of which 672,12 million are foreign investments. The inflow of investments from foreign citizens amounted to 308,43 million euros. According to Central Bank of Montenegro, the net amount of foreign investment at the end of November 2021 was 455,55 million euros.

For 11 months of 2021, foreign citizens and companies invested in companies and banks 159 million euros.

The Central Bank notes the growing trend of investment in real estate. Namely, according to currently available data, foreigners paid as much as 245,73 million euros for them by the end of November 2021 - this is the highest amount on an annualized basis since the previous economic crisis in 2008, caused by rising property prices in the world. For many years, Russia topped the list of countries from which the largest number of FDI arrived. During the said 11 months of 2021, their citizens and companies invested 129,54 million euros. This means that citizens of the Russian Federation invest an average of about 11,78 million euros per month. Of these, the largest amount - 49,46 million euros - falls on the property they bought in Montenegro. Serbia ranks second on the list, and the investments of their citizens during the same period reached almost 72 million euros. Here, too, real estate purchases in Montenegro account for a large share, for which 33,16 million were allocated. Malta ranks third among investors with 70,37 million euros, but this investment is almost entirely made up of corporate debt.
